Completed in 2000, Belridge Street Apartments are 12 townhome style apartment units located in the community of Oceano. Belridge provides multi-family housing to very low end low-income area residents. The units consist of 1 two bedroom flat, 5 two bedroom townhomes, and 6 three bedroom townhomes. Housing for Families & Individuals living with Disabilities
This 5-unit family rental complex, with two and three bedroom apartments, is located in the heart of the city, near downtown shopping and major transportation. Some units are set aside for residents living with disabilities. The complex was purchased in spring of 1997 and has since undergone some renovations.Broad Street Place
For formerly homeless individuals, those living with a disability, veterans, and households with less than 60% of Area Median Income
Broad Street Place consists of 40 affordable units and three commercial spaces. Apartment floorplans consist of studios, one, two, and three-bedroom. ADA-accessible units cater to the needs of individuals with mobility, hearing, and vision limitations. Some units are designated for specific populations: individuals formerly experiencing homelessness, those living with a disability, and veterans. Rent varies by household size. Water, sewer, and trash utilities are included in the monthly rate.
Residents enjoy many amenities, including a community center, barbecue areas, outdoor patios, covered bike storage, a playground, and electric vehicle charging stations. Laundry is available on each level of the building.
Canyon Creek Apartments
For farmworkers & households with less than 50% of Area Median Income (AMI)
Completed in 2006, Canyon Creek offers many amenities, including central heating and air conditioning, on-site laundry facilities, large community building with education and other community programs, playground garden areas, walking distance to schools, and close to Walmart and Albertsons. Built and owned by the nonprofit People's Self-Help Housing, the 68 permanently affordable 'California Contemporary'-style apartments in Paso Robles are made up of two- and three-bedroom units. The complex is home to a Community Building and Learning Center, with a health screening and counseling room, recreational space and several playgrounds.
Casas de las Flores
Housing for Individuals & Families
Casas de las Flores opened in October 2015. The property features 43 units with three equipped with accessibility features. The beautiful property consists of one-, two- and three-bedroom units and boasts mountain views with easy access to public transportation and nearby Carpinteria State Beach. The property includes a community room, community kitchen, and a learning center with computer room. This 69-unit neighborhood is part of a larger community located close to shops, highway 101, and regional public transportation. Casas de los Carneros offers one, two, and three-bedroom townhomes in both single-story and two-story buildings. ADA accessible units are available, and all residents have access to the free care of an onsite Social Worker. Casas las Granadas

Casas las Granadas was completed December 2007 and provides 12 new, permanently affordable one-bedroom rental units set aside for “downtown workers”. The apartments range in size from 485 to 575 square feet, and especially benefit resident who may not have a car. The development's downtown convenient location, across from the Santa Barbara public library, and adjacent to the County Courthouse, is only half a block from State Street and within walking distance to major transportation. Cawelti Court is near the City's major retail areas and regional public transportation. Designed in the "California Court" style with three buildings and a community center built around a central courtyard, Cawelti Court creates a neighborhood feeling which fosters both social interaction and a sense of security. Amenities include a community building that houses support, enrichment, and recreational programs and a community garden.Chapel Court

Chapel Court is an affordable housing complex for farm workers and was sponsored by St. Joseph's Catholic Church. There are currently 28 units consisting of eight buildings, four of which have four 3-bedroom units, while the other four have three 3-bedroom units.College Park Apartments

This beautiful multi-family apartment complex consists of 36 apartments: 4 one-bedroom, 18 two-bedroom, and 14 three-bedroom units. Completed in 2005, Creekside Gardens is a permanently affordable rental community for seniors in Paso Robles, offering 29 one-bedroom, garden-style apartments in nine single-story buildings. The facility includes a multi purpose building with community space for resident activities, a health screening and counseling room, and outdoor recreational areas. Residents enjoy beautifully landscaped gardens and a lot of mature oak trees surrounding the site. This 60 unit development (six of which are ADA-accessible) underwent a significant rehabilitation by PSHH in 2018, which included the creation of a large community and learning center, a new playground and basketball court, onsite laundry facilities, foundation repairs and levelling, overhaul of the drainage system, improved site access and new walkways to meet accessibility standards, as well as upgrades to all rental units.Dahlia Court

Workforce Housing for Individuals, Families & Farmworkers
These apartments are funded with a combination of funds from federal, state, and local agencies, to create affordable housing for households whose annual household income falls at or below the very low income level for the area. All units are equipped with a refrigerator, gas stove, window coverings, and carpet in the bedrooms. Amenities include on-site laundry facilities, community room with kitchen for events, gatherings and meetings, as well as health screening facilities and a learning center.El Patio Hotel
Housing for formerly-homeless individuals
El Patio is a renovated historical hotel in the City of Ventura. Located downtown, residents live near bus stops, grocery stores, and healthcare providers. Residents have access to a safe, comfortably furnished community space, onsite laundry and a private, landscaped garden and courtyard for recreation, relaxation, and community-building. All units offer a semi-furnished single room floorplan, with a kitchenette, ensuite bathroom, air conditioning, and built-in storage. Ellwood Apartments
Housing for Families & Farmworkers
This development was completed November 2006. It provides eight new permanently affordable apartments in Goleta. The one and two-bedroom units vary from about 580 to 900 square feet in size. The complex includes a laundry facility and is located near public transportation routes, shopping areas and Girsh Park recreational area.Guadalupe Court

Conveniently located a few blocks from CA Highway 1, Guadalupe Court provides 37 one, two, and three-bedroom units. With balconies or porches and ADA-accessible units available on the ground floor, the property also offers access to an outdoor courtyard, landscaped walkways, barbecue areas, and a playground. Residents can enjoy reduced utilities through solar panels and energy-saving designs. Additional amenities include property-based resident services and onsite laundry. This cherished community landmark, Heath House is a two-story, ADA-accessible, restored, vintage home located near downtown Santa Barbara. Isla Vista Apartments

Isla Vista Apartments is a 56-unit rental complex located in close proximity to the University of Santa Barbara. It consists of one-, two- and three-bedroom apartments. Purchased in 2001 the site underwent an initial rehab in 2002 and then a major rehab in 2021/2022. Property amenities include a community room with kitchen, laundry facilities, enclosed security gates, and beautiful landscaping. Housing for Farmworkers
La Brisa Marina is located in the farming community of Oceano, within walking distance to schools, shopping and employment. Completed in 2001, this development began with the demolition of nearly a block of severely dilapidated buildings and ended with the creation of 16 permanently affordable apartments for farmworkers. The neighborhood consists of two, three, and four bedroom units. Amenities include a community building, laundry facilities, play equipment and a basketball court. On site services such as after school programs, literacy courses, and health screenings are provided.Lachen Tara Apartments
For individuals living with disabilities, farmworkers, and households with 40-60% of Area Median Income
Located in Avila Beach, Lachen Tara Apartments is comprised of 29 affordable units located near the post office, outdoor recreation, a variety of restaurants, and just blocks from the beach. Apartment floorplans consist of studios, one, and two-bedroom units, ranging from 450 to 880 square feet. Residents have pre-installed kitchen appliances, plentiful cabinet space, and lots of natural light throughout the apartment. Specific units are available for farmworkers and fisherman households, and accessible units for those living with disabilities. Rent is variable based on the income of the applicant. Residents pay for gas, electricity, water, and sewer. Trash utilities are paid by PSHH.
Access to a safe, furnished community room offers space for neighborhood events and celebrations. Onsite laundry facilities are available onsite. Landscaped gardens, picnic tables, and other shared outdoor space provide opportunities for recreation, relaxation, and community-building.
Ladera Street Apartments

In March 1999, the "Milagro de Ladera" apartment complex was transformed into a beautiful and affordable residential community. Children enjoy a fully landscaped courtyard with playground equipment, a basketball court and rose gardens. A new community room provides a convenient place for after-school programs, recreational activities, adult educational and enrichment programs. Talents and artistry were discovered during rehabilitation of the complex. All residents have access to financial literacy, ESL, youth education, and supportive housing programs.Los Adobes de Maria
Housing for Farmworkers
Completed in 1995, Los Adobes de Maria is a 65 affordable two-story townhome community rented exclusively to families earning a substantial portion of their income from agricultural employment. The townhouses range from two to five bedrooms to accommodate a wide range of family sizes. Los Adobes de Maria also features the Cesar Chavez Community Building and shares community space with Los Adobes de Maria II and III, where supportive housing and education programs can be accessed.Los Adobes de Maria II
Housing for Farmworkers
Completed in 2004, Los Adobes de Maria II is the second phase of the Los Adobes de Maria trilogy, serving farm worker families. This phase added 52 townhomes to the community. The development has been hailed as a model solution to address the lack of affordable housing for farm workers and their families. Los Adobes de Maria II was hailed for its innovative concept by USDA Rural Development. The townhomes feature two and three bedroom rentals, a community meeting space with kitchen, health screening and treatment facility, learning center, and a new soccer field and basketball court. Housing for Farmworkers
Completed in 2018, this third phase of the Los Adobes de Maria community is PSHH’s first Leadership in Energy and Environmental Design (LEED) Platinum project and features 34 units with environmentally friendly and energy-efficient systems. Housing is exclusively for families earning a substantial portion of their income from agricultural employment. Property services provided at LADM II site across the street, include site-based educational programming with after-school tutoring for grades K-8, support for those bound for college and workforce readiness programs for adults.Los Robles Terrace
Housing for Seniors (62+) & Individuals Living with Disabilities
Completed in 1991, The 40 Spanish-style apartments of Los Robles Terrace is a three-story complex near the city center of Paso Robles. The neighborhood has recently undergone a major rehabilitation, which added out door patio and indoor community space in addition to experiencing a "make over" and upgrading ADA requirements. Each of the units has its own cooking, living, and sleeping areas, with an emergency call system. Common areas, such as central laundry facility, TV lounge, large meeting room, and kitchen encourage interaction among residents, socializing and recreation.Mariposa Townhomes

Located on over 18 acres, with nearly 10 acres of beautiful open-space, this development consists of 80 two-, three-, and four-bedroom units constructed in townhouse style. Completed in 2000, all townhomes feature back patios, and garages. The spacious multi-purpose recreation building includes a community room, fully equipped kitchen, and laundry facilities. Educational, enrichment, and social services programs take place in the community building. Located blocks away from Morro Strand State Beach, Ocean View Manor offers 39 renovated, garden-style, single-story cottages. With accessible studios and one-bedrooms, residents have access to expansive open space, onsite laundry, and a community courtyard. All units have safety features and emergency call systems monitored by a third-party provider. Supportive housing services are provided by an onsite Social Worker.Oceanside Gardens
For individuals living with disabilities and senior (62+) households with 40-50% of the Area Median Income
Oceanside Gardens consists of 21 cottage-style apartments. All units are one-bedroom, single-story, and ADA accessible. Kitchens come equipped with a four-burner stove, refrigerator, and built-in storage. Spaces are built with accessible design and a 24/7 monitored emergency call system for safety and peace-of-mind. Rent is variable based on the income of the applicant and all utilities are included.
Shared spaces include a community room with computer access, onsite laundry facilities, and numerous walking paths and outdoor seating. Located close to the beach, grocery stores, and other senior housing communities, residents at Oceanside Gardens find a strong sense of community.
Pacific View Apartments

We set a precedent in the State with the purchase and preservation of the 26-unit Pacific View Apartments in Morro Bay. By completing the first successful buyout of a Farmers Home Administration (FmHA) "at risk" project we helped avert the displacement of the low income residents. A number of these residents had been residents since it was built in 1976. At the time of purchase in 1991, PSHH helped avoid the re-sale and conversion of these apartments to market rate, which had occurred several times between 1977 and 1991.Pismo Creek Bungalows

Completed in November of 2012, this development was the first new affordable rental housing development in the City of Pismo Beach. Pismo Creek Bungalows consists of 5 structures and includes 14 one-, two-, and three-bedroom apartments, a community room with meeting space, kitchen, and laundry facility. The neighborhood is located near beach access, public transportation and shopping, and adjacent to a public park with playground equipment.Pismo Terrace
For formerly-homeless individuals, transitional-age youth, and households with 30-60% of Area Median Income
Situated just minutes away from the Pismo Beach coastline, grocery stores, trailheads, and local schools, this 1.2-acre site features 50 units of affordable housing. Pet-friendly one and two-bedroom floorplans are offered. All come equipped with appliances, including a refrigerator, stove, and dishwasher. To meet diverse, individual needs, mobility and sensory-accessible units are available. All utilities except electricity are included.
Amenities include a spacious community room, convenient laundry facilities, elevators in each building, a playground, and secure bike racks. Free supportive housing services are also available onsite, offering case management, advocacy, community referrals, and more.
River View Townhomes
Housing for Families & Farmworkers
Completed in 2004, River View Townhomes is an attractive, permanently affordable rental community consisting of 80 units adjacent to River View Estates (a 50-home PSHH owner-builder development) in Guadalupe. This townhome community includes a 5,000-square-foot community center with kitchen, large and small meeting rooms for events and gatherings, health clinic space, and a 5,000 sq. ft. learning center. Generous out door recreation and green space, playgrounds and a large bar-b-q area/patio invite residents to engage, socialize and build community. All site amenities are accessible to families residing at River View Townhomes and River View Estates.Rolling Hills Apartments

Purchased in 2010, Rolling Hills features 52 affordable rental units, for low-income families, in Templeton. The site consists of one, two, and three-bedroom units. Rehabilitation immediately following the purchase of the property included the addition of a brand new community building, which provides all residents with new laundry facilities, a community kitchen and meeting room, a classroom and counseling room, as well as the office for the on-site manager.Rolling Hills Apartments II

In 2018, Rolling Hills II added 30 rental units to the existing Rolling Hills development, including four ADA-accessible apartments and a first-floor with all ADA adaptable units. Schoolhouse Lane Apartments, a 24 unit multi-family complex in Cambria, has the distinction of having been the first newly constructed affordable housing development in San Luis Obispo County's north coastal area. Completed in 1997, Schoolhouse Lane Apartments offers a community building with a kitchen, a laundry facility, playground and provides recreation areas for its residents. The on-site staff coordinates programs such as after-school tutoring and computer classes.Sea Breeze Apartments

Purchased in 1989, Sea Breeze Apartments in Los Osos offers a beautiful garden setting for 29 one-bedroom units. Supported and in partnership with many funders, including local and state jurisdictions, Sea Breeze was acquired and rehabilitated to preserve affordable rentals at risk of conversion to condominiums. Innovative financing and thoughtful rehab design guaranteed inclusion of accessibility features for physically challenged residents in a number of the units.Sea Haven Apartments

In 1999, PSHH purchased Sea Haven Apartments to prevent its conversion to condominiums and displacement of lower income residents. As a result of the acquisition and rehabilitation activities Sea Haven provided the first permanently affordable rental housing complex in the City of Pismo Beach. The complex features amenities such as an onsite laundry facility, ocean views, community gardens, and is in close proximity to the beach and shopping area.Sequoia Apartments

Completed in 2000, Sequoia Apartments provides 12 two- and three-bedroom townhomes for low-income families in the City of Morro Bay. The Sequoia Apartments are located near the Del Mar Elementary School, Del Mar City Park, local grocery stores, and less than ten minutes from the beach. Sequoia Apartments is the result of a partnership between South Bay Improvement Association, Fannie Mae, and PSHH. Site amenities include a laundry facility, community center, and a playground for children. Most apartments feature a private balcony and/or a two-car garage.Sierra Madre Cottages
Housing for Seniors (62+)
Connected by walking paths, this more than two-acre development in Santa Maria was developed in collaboration with Bethel Lutheran Church and houses residents age 62 or older. It is conveniently located near services, shopping, public transportation, and recreation facilities. The property provides a community center, communal garden, and energy efficient features such as increased insulation and tankless water heaters. South Bay Apartments is a 75-unit affordable neighborhood in the community of Los Osos. These apartments were purchased in 1994, saved from conversion to market rate condominiums by the previous owner. In an area where a moratorium had curtailed all new multi-family development, our involvement insured the preservation of these units as low income rentals. These 36 affordable family rental units are part of the Storke Ranch Master Planned Community, which offers extensive open space and recreational facilities, including tennis courts and swimming pools. Completed in 1999, the development features a community building with kitchen area and laundry facilities. It also provides space for after school activities, educational, and social services programs. The community room was named to honor Lisa Capps, late daughter of Congresswoman Lois Capps.Templeton Place

Templeton Place is a 29 unit apartment complex for seniors, completed in 2001. The one and two bedroom garden style units, community center and open space create a relaxed living environment that fosters interaction among residents. Templeton Place II is a 36-unit affordable housing community. Residents have a variety of living options based on their needs, including studios, one-bedroom, and two-bedroom floorplans. Rent is variable on the income of the applicant and all utilities are included. Each unit is equipped with appliances, air conditioning, and an emergency call system for safety and peace-of-mind. Accessible design features accommodate those with varied mobility needs, including vision and hearing impairment. Residents have access to shared community spaces for social gatherings and neighborhood events. Onsite laundry facilities provide convenience, with close proximity to residential units. Multiple outdoor spaces are available for relaxation, socializing, and movement, including two community gardens.
Valentine Court
Housing for Seniors (62+) & Individuals Living with Disabilities
Completed in 1990, these 35 garden style apartments located in Santa Maria provide residents with a comfortable and friendly atmosphere for limited income elderly residents. All apartments are equipped with an emergency call system. Valentine Court also features a commons building which includes the resident manager's office, a laundry facility, a TV lounge, public restrooms, a recreational/meeting room, and a kitchen area. Completed in 1999, Valentine Court II in Santa Maria, is an 18-unit apartment complex, and the second phase of the Valentine Court development. Valentine Court II features open space areas, on-site laundry facilities, as well as recreational activities for residents. All apartments at Valentine Court II offer the same amenities as the adjacent 35 unit Valentine Court. Completed in 2003, Valentine Court III is a 9 unit affordable rental community for households living with disabilities. The one and two bedroom apartments are conveniently located near transportation, services and major shopping areas. On-site services such as preventative health care exams, social gatherings, movie nights and various seasonal holiday celebrations are available to all residents.Victoria Hotel

Located in downtown Santa Barbara, the Victoria Hotel, a restored Art Deco style property, offers lightly-furnished single rooms (twin bed, dresser, closet & sink) and studios (en suite bathroom, kitchenette, microwave, and small fridge – priority given to residents with reasonable accommodation) for independent living. Along with a shared kitchen, communal bathrooms, and community lounge, resident rooms are all located on the second floor. Victoria Hotel houses 27 residents who have access to onsite laundry facilities, complimentary breakfast, and weekly housekeeping services.Victoria Street Bungalows I & II

Purchased in 1997, Victoria Street Bungalows consists of 10 one- and two-bedroom cottages, originally built in the 1930s and a separate 6 unit building consisting of transitional apartments, added in 2005. The units are in high demand due to their unique design and convenient location. The property provides residents with a community center and kitchen, onsite laundry facilities, playgrounds, communal barbeque areas, and a Learning Center with afterschool programming for students.
