PSHH Youth Education Program Appreciates Dedicated Volunteers

The children at LADM Yeep are very lucky. They have three volunteers that have quit paying jobs to come and work with them every day. Our volunteers are the reason we are able to have all of our students improve in reading and math. They are the reason the children feel happy and succesful at school.

Napolean Oliveros has been with YEEP for over 3 years. He was a professor in Venezuela and now spends half the year here with his daughters in Santa Maria. We are so fortunate to have his math expertise. He also has a way of showing the kids complex math concepts through games and drawings. He has been especially helpful with Brian, a first grader who can't get enough math. Brian is currently the highest student in his 3rd grade math class and will probably be transferred to 4th grade math before the year is over--remember he is only in 1st grade. Napolean has been able to challenge Brian and has taught him to love math. Napolean is now on our sub list but still comes every day to volunteer.

Steve Blevins had retired and thought AmeriCorps would be a good way to ease into retirement. He didn't realize that he would be working almost as much as he was before. Steve did a great job during his AmeriCorp year. When his year was over he decided to stay at LADM YEEP and we were so happy. Steve is also great in math and the Algebra and Pre Calculus students are relieved when they see that he's there. Steve is also very patient. He can read with kids for hours and because of this there are lines of kids waiting for MR B. to arrive. Steve and his wife Rose even taught us how to ballroom dance!

Emmie Lambert started as a Genspan worker. Usually they are only at a placement for 4 months but Emmie was with us for a year. When they told us she had to change placements we were all very disappointed. The students-especially the mischevieous ones had gotten used to Ms. Emmie standing up for them. We were very happy to see her a couple of days later. She had quit her job to come back to the kids. Emmie has a special gift with children. She always gives them the benefit of the doubt and really believes in all of them. She brings magazines in for the older girls and shows an interest in all the students.

Napolean, Steve and Emmie are the reason we have such a thriving YEEP at LADM. They are the reason that we have been able to have math camps, farm camp and reading camps. They are the reason that I can smile every day when I go to work. Without them it would be impossible to have a quality program for 130 students. They have changed our kids lives.

Grand Opening of New Affordable Housing makes a Grand Day in Avila Beach!

We could not have asked for a nicer day to celebrate the Grand Opening at Lachen Tara. Under blue skies and with a pleasant ocean breeze PSHH welcomed a crowd of about 100, including local officials, community members, funding and development partners, event sponsors and representatives of PSHH and The Duncan Group.

PSHH Deputy Director Scott Smith and Board member Charles Fruit welcomed the guests. Pastor Jim Blades from the First Presbyterian Church of SLO gave the invocation, followed by remarks by former SLO County Supervisor Peg Pinard, current SLO County Supervisor Adam Hill, and Betsy Umhofer from the office of Congresswoman Lois Capps.

After the ribbon cutting guests toured three apartments and enjoyed lunch provided by event sponsors and partners Carroll Construction, Coast National Bank, County of San Luis Obispo, Main Street Architects, North Coast Engineering, Wells Fargo Bank and the Calif. Dept. of Housing & Community Development.

Research Shows Supportive Housing Services Stabilize Affordable Housing Sites

A just-released study evaluated the level of satisfaction among affordable housing property managers with the provision of service coordination that links residents of U.S. Department of Housing and Urban (HUD)-assisted, multifamily housing to needed supportive (social) services. Overall, this study finds a high level of satisfaction with the program and a strong belief among property managers that service coordination improves residents' quality of life and lengthens residents' tenure, by forestalling or preventing unnecessary eviction, institutionalization, and/or possible homelessness, providing help to promote independent living and quality of life, and ultimately saves taxpayer dollars.

Peoples' Supportive Housing Program is headed by Rick Gulino, licensed clinical social worker, with the assistance of four clinicians who provide free services for all PSHH residents.

Is It Time To Consider a Gift of Real Estate?

Making a gift of real estate is an excellent way to gain considerable tax advantages while ensuing the ability of Peoples' Self-Help Housing to continue its charitable mission in the future. Your gift of real estate may be given during your lifetime or as a bequest. A bequest allows you to leave a substantial legacy even if you can't make a large gift during your lifetime.

Another way to donate is through a simple current gift. You may transfer title to PSHH now and take the full appraised value of the property as a tax deduction, eliminating brokerage fees and, of course, capital gains taxes.

There are also gift options that help you diversify your assets and establish an income stream that will last for your lifetime. These include gifting property to fund a Charitable Gift Annuity or a Charitable Remainder Trust.

Donated real estate can include first homes, vacation homes, condos, second homes, small apartment buildings, commercial buildings and vacant land. Some potential benefits of donating real estate:

  • You can diversify your assets and establish an income stream for your lifetime.
  • You may retain the right to the continued use of the property for the rest of your life.
  • You will receive the maximum tax deduction allowed by law.
  • You can avoid capital gains tax on highly appreciated properties.
  • You can avoid the expense and inconvenience of marketing the property.
  • You can eliminate your legal and tax liabilities on the property you donate.
